The villa is located in the town of Lihue 5 minutes from the airport. But not to worry, there is absolutely no noise coming from the airport. Directions can be provided from the rental car agency in the airport. Sorry, there are no shuttle buses between the airport and the villas. Taxi's may be available.
Beginning in October 2006, all Pahio Resorts will be owned and managed by Wyndham Vacation Resorts, the world's largest vacation ownership company.

The timeshare is a "floating" timeshare which means a week can be used from any time of the year. Start of the week are on the days of Thursday, Friday, Saturday or Sunday. Therefore, a week would be from Thursday to Thursday or Friday to Friday or Saturday to Saturday or Sunday to Sunday for a total of seven days and seven nights. Check-in time is 4pm. Check-out time is 10am. There are NO extra charges for early departure.
To reserve a week, please send us an email with your requested dates and preferences. Once availability is confirmed (normally within 24 hours), we will notify you ASAP. A $100.00 non-refundable deposit is required to secure the reservation. Deposit is payable when a reservation is requested. Once reserved, the remaining balance will be due 45 days before the check-in date. Checks must clear before a reservation is confirmed. We will not accept checks issued for the amount over or less than the exact balance due. If the reservation date is within 45 days of the check-in date, all monies will be non-refundable (see Cancellation policy). All Reservations can be no earlier than 1 year. A Confirmation letter will be sent to you once we have received it from the Management. This letter must be shown upon check-in. Reservations are limited to U.S. residents only.
A deposit of US $100.00 is required to secure a reservation. We require a deposit the same reason a standard hotel reservation does. If a confirmed reservation is changed or cancelled for any reason, the Wyndham Vacation management charges us this fee. We are just passing this cost to you. We require full payment at least 45 days before check-in date because the Wyndham Vacation management will not allow anymore changes within that timeframe. So, if you cancel and we do not get payment by then we lose our week:( . A valid cancellation will cost you only $50.00. The remaining amount from the deposit will be returned to you. The maximum length of stay is 1 week which is 7 days and 7 nights. But if you are planning on staying longer in the island, Hilton Kauai Beach Resort is located just next to the villas. A very short walking distance! You don't even need to get into your car! Please contact the Pahio Kauai Beach Villa (Wyndham) Resort at (808)826-6549 to get the contact information for this adjacent resort.
Cancellations must be made 45 days prior to Arrival date for a Full-Refund (excluding $50.00 Cancellation fee). If we do not receive full payment 45 days prior to your arrival date, we will cancel your reservation. We have to do this because the management will not let us cancel any reservations within such time and therefore lose our week. And after we cancel, we can no longer guarantee that we can secure the same dates for you. So to save both of us pain, please allow enough time for your payment to be received and processed by us. Aside from the beach, a private lagoon and four newly renovated tennis courts are within the grounds. Tennis equipment are available for owners and guests (ask the front desk upon check-in). Adjacent to the Pahio Kauai Beach Villa Resort is the Hilton Kauai Beach Resort (formerly Radisson Hotel) which recently went over a change in management. Beginning in 2008, Pahio Kauai Beach Villa residents will be able to use the adjacent resort's swimming pool and gym for a small fee of $15.00 per unit (up to 4 people) per day. The fee covers an ID pass to use the pool and hotel pool towels. In the near future, our resort will undergo a big renovation which will include a great pool complex complete with slides. You also will continue to enjoy free access to all the amenities from other Pahio Resorts in the island including Bali Hai Villas and Ka 'Eo Kai. Since this is a family timeshare, we only ask for rent equal to the amount we pay for maintenance for the year. This is why our rate is lower than any other comparable timeshare you can find.
For 2009 our rate is $900.00 US Dollars for the whole week - payable in Personal Check, Cashiers Check, or Money Order or through PayPal. For personal checks, please allow one week for check to clear. To find out how to reserve a week, click here.
A Timeshare Occupancy Tax is charged to the guest upon check-out. The fee is $4.31 per day or $30.17 for the whole week. An Admin Fee of $3.00 is also added to the bill.
If paying by PayPal, please let us know and we will send you an invoice by email through PayPal. If paying by PayPal, payments will be made to Tampa Area Homes L.L.C.
Register at PayPal for FREE! Payments are due at least 45 days before check-in date. Remaining balance for payments not received within the 45 days will forfeit the reservation.

It is the responsibility of the renter to inform the resort for late arrivals. The resort can be called at (808)826-6549 which also can be found on top of the confirmation letter that you will receive.
Any damages incurred by the renter from the use of the unit will be the responsibility of the renter. Damages (if any) are assessed by the resort management and billed to us, the owner. We in turn, will pass those charges along to you.

Also, we are always looking for an exchange. If you also have a timeshare that you may want to exchange either for the particular year or permanently, send us an email and we will gladly consider. We may have to try each others timeshare units first. I'm sure you will agree with us.
